The 2026-2027 Luxury Hotel Opening Report: 98 Debuts, By the Numbers

The luxury hotel industry is building at a pace it has never attempted before. The global construction pipeline for luxury hotels hit a record high in the second quarter of 2026: 1,385 luxury projects representing 257,947 rooms, up 8 percent by project count year over year, according to Lodging Econometrics. Upper-upscale set its own record alongside it. This is not a recovery anymore. It is an expansion, and it is happening on every continent at once.

This report is the most comprehensive public accounting of where that expansion is actually landing. We tracked 98 luxury hotel openings: 55 that debuted between January and September 2026, 8 scheduled for the final quarter of 2026, and 35 confirmed for 2027 — including every major luxury hotel opening 2026 delivered in the USA. Every entry is verified against brand announcements or reputable trade press, and every hotel links to its official site. No rumors, no “expected” projects without a source, no invented dates. Where a project has slipped, we say so.

Luxury hotels by the numbers

Before the openings, the context that explains them:

The pipeline is at a record high. 1,385 luxury projects and 257,947 rooms were in the global pipeline at Q2 2026, the highest ever recorded. Upper-upscale added another 1,923 projects and 396,483 rooms. Total global pipeline: 15,976 projects and 2.43 million rooms, also a record. (Lodging Econometrics, Q2 2026)

Supply keeps coming. 2,371 new hotels opened worldwide in 2025. Lodging Econometrics forecasts 2,617 hotels opening in 2026 and 2,630 in 2027. The building boom has at least two more years to run.

Luxury is outperforming everything else. In the first half of 2026, US luxury hotels ran 72.5 percent occupancy at a $419.39 average daily rate, for RevPAR of $290.42. Economy hotels, for comparison: 58.3 percent occupancy, $82.18 ADR. The market is splitting in two, and luxury is the half that is winning. (Colliers, H1 2026)

The brands are printing money at the top. Marriott’s luxury RevPAR rose 7.9 percent on 6.6 percent ADR growth. Ritz-Carlton’s ADR hit $609.82, up 5.8 percent. Hilton’s LXR collection posted RevPAR growth of 12.9 percent with ADR of $506.30. (Q2 2026 earnings via Colliers)

Rates just set a record. US weekly ADR hit $179.30 for the week ending September 19, 2026, up 5.7 percent year over year, the highest nominal weekly rate ever recorded. Luxury and upper-upscale group demand led the way. (CoStar/STR)

The luxury premium keeps widening. In Australia and New Zealand, luxury demand has compounded at 2.9 percent annually since 2019 versus 1.3 percent for all hotels, and the luxury ADR premium widened 53 percent, from $62 in 2019 to $94 in 2026. (CBRE)

Saudi Arabia is the pipeline story of the decade. 394 projects and 106,521 rooms, up 25 percent by projects and 28 percent by rooms year over year, a record high. The Red Sea, Diriyah, and the giga-projects are no longer renderings. (Lodging Econometrics)

The 10 most significant openings

The most anticipated hotel openings 2026 and 2027, ranked by significance:

1. Danieli, a Four Seasons Hotel, Venice (opened August 26, 2026)

The year’s landmark restoration. The 15th-century Palazzo Dandolo, one of the grand icons of the Venetian lagoon, returned after a top-to-bottom restoration as a Four Seasons with 120 rooms at opening (176 by 2027), Pierre-Yves Rochon interiors, and the Terrazza Danieli rooftop. When the most famous hotel palazzo in Venice changes hands and reopens, the whole industry pays attention. Official site.

2. Waldorf Astoria London Admiralty Arch (Autumn 2026)

A 1912 Grade I-listed monument, the ceremonial gateway between The Mall and Trafalgar Square, becomes a hotel for the first time in its 114-year history. 114 rooms, dining from Clare Smyth and Daniel Boulud, rates from around £660 a night. This is adaptive reuse at the highest possible level of difficulty and prestige. Official site.

3. Amanvari, Los Cabos (opened August 1, 2026)

Aman’s Mexico debut, eight years after it was announced. Just 18 casitas on the East Cape, each with a private heated pool, with rates from around $4,500 a night. Aman does not open often, and when it does, the location has to earn it. Official site.

4. Aman Miami Beach (2027)

Aman’s play for Miami, set in the Faena District: the brand’s promise of calm, dropped into the most social hotel market in America, with a hotel and private residences on the Atlantic. Commercially, this may be the most significant single debut of 2027. Official site.

5. Wynn Al Marjan Island, Ras Al Khaimah (Spring 2027)

The UAE’s first fully integrated resort with gaming: a 70-story tower, more than 1,500 rooms, 20-plus dining venues, topped out in December 2025. Whatever you think of the concept, it redraws the map of Gulf hospitality. Official site.

6. Six Senses London (opened March 2026)

The brand’s English debut, inside the restored Grade II-listed Whiteley building: 109 rooms plus 14 residences, anchored by a spa with a magnesium pool. Six Senses spent years finding the right London building. This was worth the wait. Official site.

7. Rosewood’s 2026 class

No brand opened more consequential hotels in 2026 than Rosewood: Blue Palace in Crete (154 rooms), Rome on Via Veneto (~132 rooms), San Francisco in the Transbay district (~180 rooms), the Red Sea on Shura Island (~149 rooms), Hangzhou (140 rooms), a first mountain retreat in Courchevel with an Olafur Eliasson lobby installation, plus Shenzhen and Chengdu. Eight openings in one year is a statement of intent. Official site.

8. Mandarin Oriental’s 2027 offensive

Five debuts that read like a greatest-hits of European and Asian hospitality: the Gellert in Budapest (Art Nouveau icon plus thermal bathing heritage), Bali (110 suites and villas on the Bukit cliffs), Hangzhou, Rome, and the Cristallo in Cortina d’Ampezzo, an 1901 grand hotel reimagined by Herzog and de Meuron as the brand’s first Alpine resort. The Cortina opening slipped from late 2026 to 2027; given the Milano-Cortina 2026 Olympics halo, the delay only builds anticipation. Official site.

9. Corinthia Rome (opened February/March 2026)

A neoclassical former Bank of Italy building restored into a 60-room Corinthia, with a spa built inside the old bank vault and dining from Carlo Cracco. Rome added several luxury flagships in 2026; this is the one with the vault. Official site.

10. HOSHINOYA Nara Prison Hotel (opened June 25, 2026)

A Meiji-era red-brick penitentiary, designated an Important Cultural Property, converted into a 48-room luxury hotel with a prison museum attached. The single strangest and most interesting conversion on this entire list. Official site.

The Leading Hotels of the World 2026 class

The Leading Hotels of the World (LHW), the collection of more than 450 independent luxury hotels, posted one of its strongest intake years in 2026. Eight of the new members are genuine 2026 debuts, leaning hard into heritage restorations and remote retreats: Soori Penang (George Town, Malaysia), opened January 2026, 15 suites. SCDA founder Soo K. Chan restored the shophouse compound of his own childhood beside the Khoo Kongsi temple in George Town’s UNESCO-listed core. Hotel Raphael (Paris), reopened March 2026, 83 rooms. The 1925 icon on Avenue Kléber returned after a full renovation, its Les Clefs d’Or concierge team and rooftop terrace over the Arc de Triomphe intact. Imperial Hotel, Kyoto (Kyoto), opened March 5, 2026, 55 rooms. Built around the 1936 Yasaka Kaikan theatre, a registered Tangible Cultural Property, in the historic Gion district. Hotel Palacio de Los Angeles (Haro, Spain), opened March 2026, 38 rooms and 10 residences. An 18th-century Baroque palace in Rioja wine country with a wine-led gastronomic program from two-Michelin-starred chefs. The Huntington Hotel (San Francisco), reopened March 1, 2026, 143 rooms and suites. The Nob Hill landmark returned after a six-year closure with Ken Fulk interiors and the Big Four restaurant back in service. Blue Monkey Hotel & Beach Club (St. James, Barbados), opened 2026. A boutique beachfront retreat on Paynes Bay along Barbados’ Platinum Coast. NIHI Rote (Rote Island, Indonesia), opened May 2026, 21 villas. The second NIHI property: thatched pool villas on Bo’a Beach with a pioneering on-site hospitality academy. Legacy Ithos (Porto Santo, Portugal), opened August 2026. A wellness-led island escape that joined LHW in its August intake, alongside Relais d’Amboise, a restored convent in Amboise, France (September 2026), CORI Hornbaek in Denmark (September 2026), and ENTRE Evora, a boutique hideaway in medieval Evora, Portugal (opening soon).

What the openings tell us: five trends

1. The conversion era. The most interesting hotels on this list are not new buildings. They are a 15th-century Venetian palazzo, a 1912 London monument, a Meiji-era Japanese prison, a former Bank of Italy, an 1888 Bangkok custom house, and a 19th-century Fès mansion. Luxury’s new frontier is old buildings, because the supply of truly historic structures is finite and every conversion is unrepeatable.

2. Saudi Arabia is real now. Rosewood Red Sea, Miraval Red Sea, Rosewood Diriyah, Wynn Al Marjan Island, W Al Marjan Island: the Kingdom’s giga-project pipeline is delivering actual hotels, not announcements. With 394 projects in the national pipeline, this trend has years to run.

3. The brands are going where the money already is. Rosewood opened eight hotels in 2026 across four continents. Mandarin Oriental has five debuts lined up for 2027. Marriott’s luxury group (St. Regis, Ritz-Carlton, EDITION, Luxury Collection) is expanding on every continent simultaneously. Scale is the strategy.

4. Wellness is the amenity that matters. Six Senses, Miraval, Lanserhof, Rosewood Calistoga: the fastest-growing openings category is wellness-led luxury. The magnesium pool, the medical-wellness resort, the forest sanctuary. Recovery is the new concierge.

5. Delays are part of the data. Bulgari Ranfushi slipped from late 2026 toward 2027. Mandarin Oriental Cristallo moved from Q4 2026 to 2027. Rosewood Ranfaru was a 2025 project. Capella Maldives has been “coming” for years. And the biggest story of the year might be a cancellation: Bernard Arnault confirmed in January 2026 that Louis Vuitton will not enter the hotel business, killing the long-rumored Champs-Élysées hotel. In this industry, the opening date is a forecast, not a promise.

Frequently asked questions

How many luxury hotels opened in 2026?

We verified 55 luxury-tier debuts between January and September 2026, with 8 more scheduled for the fourth quarter. The global pipeline suggests around 2,617 hotels of all tiers will open worldwide in 2026 (Lodging Econometrics forecast).

Which luxury hotel opening is the most significant of 2026?

The Danieli in Venice, reopened as a Four Seasons on August 26, 2026 — our pick among the best new hotels 2026 produced. A 15th-century landmark palazzo returning after a full restoration is the kind of opening that happens once a decade.

Planning a fall escape around the best luxury hotel openings 2026 has to offer? Our guide to the 12 best luxury fall getaways for 2026 rounds up the hotels doing autumn best this year, from Vermont foliage to Big Sur cliffs.

What is the most anticipated luxury hotel opening of 2027?

By commercial significance: Wynn Al Marjan Island, the UAE’s first integrated resort with gaming. By brand prestige: Aman Miami Beach. By industry chatter: Mandarin Oriental Cristallo in Cortina.

Why are so many luxury hotels conversions of historic buildings?

Because new-build luxury cannot replicate provenance. A 15th-century palazzo or a 1912 monument gives a hotel a story no architect can draw, and in the visual era, that story is the marketing.

Methodology

This report tracks 98 luxury hotel openings: 55 that debuted January through September 2026, 8 scheduled for Q4 2026, and 35 confirmed for 2027. “Luxury tier” means ultra-luxury and upper-upscale flagship brands plus notable independents.

Every entry is verified against a brand announcement, official press room, or reputable trade publication. Opening dates marked with qualifiers reflect genuine disagreement in published sources. Room counts were included only where a verifiable source published them. Industry statistics are drawn from Lodging Econometrics, CoStar/STR, Colliers, and CBRE, each cited with its source.

Projects were excluded where dates could not be verified, where the opening fell outside the 2026-2027 window, or where the property did not meet the luxury tier. Notably, the long-rumored Louis Vuitton hotel in Paris was cancelled in January 2026 and does not appear in this report.
